Dealing with Leaky Basements

About 50 percent of all homes have some kind of basement leak at one time or another. Some are easy fixes while others will require major construction efforts at an expensive cost.

Basement water problems can take place in a home that is over 100 years old or one that is brand new. Leaks are often difficult for the homeowner to diagnose because the source of the problem is not necessarily near the place where water or moisture appears.

Here are some common culprits of basement leaks and how to avoid them:

  • When dealing with a wet basement, the first place to look at is your gutters. Gutters and downspouts are often the last things homeowners check, but they should be the first. You must have proper gutters working properly all year round.
  • Downspouts should extend a minimum of 5 feet past the foundation. Ideally, downspouts should be extended underground 10 feet away from the house.
  • The soil grade around the foundation of house should be 5 inches below the top of the foundation and have a minimum slope of 3 inches extending out at least 5 feet from the house.
  • Other factors to consider include the groundwater table level, the type of foundation and foundation coating.
