Toronto Basement Foundation Waterproofing

Waterproofing your Toronto home’s foundation is actually of of the most important things you can do to preserve your investment. It’s also one of the most overlooked aspects of home improvement.

Most people don’t pay attention to waterproofing (at their own risk) because they simply aren’t educated by it, and many contractors simply don’t know how to do it right.

The fact of the matter is, waterproofing is part of every building code and it must be inspected by the local municipality. It is in every homeowner’s best interest to create a waterproof basement.

Here are some tips about waterproofing your home’s foundation, and what to avoid in the process:

Tar is the oldest and most basic form of foundation waterproofing. It works well enough, but it does dry out over time and will start to leak. Tar is not a reliable material in itself to ensure waterproofing. It is more commonly thought of as a “damproofing” material. It is very important to keep that distinction in mind.

Dimple board is essentially plastic sheeting with raised dimples on it, which is used to protect the actual waterproofing beneath it. It alone should never be used as a waterproofing solution. Many stores and contractors will try and convince you that by taping down the ends of the dimple board, your foundation will be effectively waterproof. This is not the case.

Rolled-on waterproofing is an effective waterproofing product that is superior to both tar and dimple board. It’s effectiveness is very much dependent on the expertise of the people installing it, and it is very labour intensive to install. If installed correctly however, it will provide and excellent water barrier, making your foundation truly watertight.

Sprayed on membrane is probably the best waterproofing solution out there for residential foundations. It is essentially a rubberized coating that seals your foundation. It requires a professional, specialized contractor, but it is extremely durable and flexible. When combined with dimple board to protect it, it will provide long lasting superior waterproofing for your home.
